Roswell will soon be home to another new, business-class hotel. Element by Westin is building a location off Westside Parkway, in between the two other business class hotels that were announced in the summer of 2017—Home 2 Suites and Springhill Suites.
The Element project will be located on a 1 .74-acre parcel located between Westside Parkway and Colonial Parkway. The 63,000-square-foot hotel will stand 5 floors tall with a total of 91 rooms and will feature an outdoor pool, restaurant, full-service bar, and a meeting space with the capacity to hold approximately 250 people.
The addition of this third business-class hotel on Westside Parkway is incredibly significant to Roswell. Hotels typically locate close together, similar to car dealerships and restaurants and other businesses that thrive off of proximity to each other.
This area is right in the middle of our Class A office space (Sanctuary Park and Mansell Overlook), close to several of our top employers, next to our light industrial area, and right down the road from our hospital—WellStar North Fulton. Having three new hotels along this road will help meet the growing demands of our local business community.
The project received approval from mayor and council on Monday, March 12, for a rezoning, conditional use request, and two variances. The project now goes back to the Design Review Board for final approval of its design before the developer can apply for land disturbance permits to officially break ground later this year.
Similar to the two other hotel announcements from last year, this project comes within a year of the key findings we released from our hotel feasibility study in the spring of 2017, which was conducted by Atlanta-based hospitality research firm The Highland Group. The study indicated a strong demand for business class hotel options in Roswell, and this data had a significant impact on making this deal happen. Learn more about the study here.
We have been involved with the property owner since the first stages of the planning process, and will continue to work as a liaison between the city, developer, hotel group and the franchisee until the hotel grand openings.
The hotel is hoping to break ground by the end of 2018.
