A 164,000-square-foot mixed-used development will soon be coming to the corner of Alpharetta Highway and Sun Valley, after the Roswell City Council approved (4-2) conditional uses for both a 4th story and multifamily use on the property at its May 8 meeting.
Fuqua Development is developing the project, which will replace an 18-acre shopping center that is currently about 90% vacant.
The new development will feature a grocery store, office, retail, restaurant space and up to 300 apartment units. It also brings an $80M investment into the city along with approximately 400 new jobs.
We believe this project is going to have an incredibly positive economic and community impact in the area. It will be a destination that is walkable, accessible and provides greater connectivity within the city, especially with the provision of eight-foot sidewalks included throughout the development.
It also will spur economic investment along Highway 9, as this property was recently identified as one of several sites along the corridor that, if redeveloped, would have a catalytic effect for additional redevelopment. (Read the full report here.)
The development will also be connected to the recently approved Sun Valley Drive Extension, which is a new 1/4-mile stretch of road that will run from Highway 9 to Mansell Road, be built with walking and biking paths, and connect all the way through to the city’s largest employer – GM Innovation.
Getting the project to this point is a great example of the type of behind-the-scenes work that we are involved with every day through our work at Roswell Inc.
As the economic development entity for Roswell, we worked with Fuqua Development from the beginning of this project – from connecting them with key stakeholders to setting up discussions with the property owner to going to pre-application meetings at City Hall to ensuring all deadlines and regulations were met.
