By revitalizing Roswell Town Center, the City will transform one of its largest contiguous redevelopment opportunities into a destination that strengthens the local economy and enriches community life.

Roswell, Ga. (Oct. 28, 2025) — The City of Roswell has taken a major step toward one of the most transformative redevelopment projects in its recent history. During the October 27 Mayor and Council Meeting, the City approved a Memorandum of Understanding (MOU) with Roswell Town Center, Inc. and Morris and Fellows Ventures, Inc. to explore the redevelopment of approximately 47 acres at the northwest corner of Highway 9 and Holcomb Bridge Road.
The proposed project aims to reimagine the aging Roswell Town Center into a vibrant, walkable mixed-use destination that enhances community life and supports long-term economic growth.
A Vision for Roswell’s Future
The MOU outlines a collaborative framework between the City, the property owner, and the master developer. Together, the partners will work to transform the existing strip shopping center into a dynamic district that integrates commercial, residential, office, educational, and civic spaces.
“This project has the potential to redefine how people live, work, and gather in Roswell,” said Mayor Kurt Wilson. “We’re reimagining a property that has long served as a commercial center into something that serves our future—a place where people can walk, dine, learn, and connect. It’s exactly the kind of visionary redevelopment that reflects our strategic priorities: supporting economic growth, responsible stewardship, and a thriving community.”
Collaborative Redevelopment
Under the non-binding agreement, the City will lead planning, zoning, permitting, and infrastructure coordination, while also considering potential incentives to support the redevelopment.
Morris and Fellows Ventures will conduct due diligence, design a conceptual master plan, and outline a phased implementation strategy. The property owner, Roswell Town Center, Inc., will provide site access and collaborate toward future development agreements.
Public engagement and community feedback will play a central role as the project moves forward, ensuring that the redevelopment reflects the values and needs of Roswell’s residents and business community.
Strengthening Roswell’s Economic Core
The proposed redevelopment represents one of the largest contiguous redevelopment opportunities within the city. Located at a key intersection of Highway 9 and Holcomb Bridge Road, the revitalized district is expected to become a gateway destination—connecting neighborhoods, fostering local business growth, and enhancing Roswell’s overall livability.
“This is the first step in what we expect will be an exciting, vibrant addition to our city,” added Mayor Wilson. “Our residents deserve development that adds long-term value—socially, economically, and aesthetically—and we’re committed to getting it right.”
